Why Garage Floor Coatings Peel Near the Coast, and How to Fix It

Updated October 2026 · Clean Floor Coatings, Little River, SC

Quick answer

Near the coast, garage floor coatings usually fail for one of three reasons: moisture rising through the slab pushes them off from below, the concrete was acid washed instead of ground so the coating never bonded, or a thin coat softened under hot tires and lifted. The lasting fix is to grind the failed coating off, test the slab, repair it and recoat with a moisture vapor barrier base and a hard top coat.

1. Moisture from below

Most garages on the Grand Strand are slabs poured on sandy soil, often with the water table close underneath, and many older slabs have no vapor barrier under them. Moisture moves up through the concrete constantly. A coating that is not built for it gets pushed off from underneath.

Signs include bubbles or blisters, white powder on the concrete (salts carried up by the moisture), and peeling that starts at the edges or low spots. A simple home check: tape a square of clear plastic to bare concrete for 24 hours. If it is wet underneath or the concrete darkens, moisture is coming up. That is the reason every Clean Floor Coatings floor gets a moisture vapor barrier base coat.

2. Poor prep

A coating only bonds as well as the surface allows. Muriatic acid and a primer leave the slab smooth and often leave residue behind. If your coating is peeling in big flat sheets with bare, smooth concrete underneath, prep was the problem. See grinding vs acid etching.

3. Hot tires

In summer, tires come off the road hot. Park on a thin or poorly bonded coating and the heat softens it, the rubber grabs it, and it lifts in patches shaped like your tread. That is the classic DIY kit failure. A properly bonded system with a hard polyaspartic top coat stands up to it. The full story is in hot tire pickup.

Why is my garage floor wet? Sweating slabs

On warm, muggy days, especially in spring, humid air hits a slab that is still cool and the moisture condenses right on the surface. The floor looks like it was mopped. That is condensation, not a leak, and it is common at the coast.

A coating does not stop condensation, but it keeps water from soaking into the concrete, makes it easy to squeegee off, and flake texture with Shark Bite non skid gives the floor more grip, though a wet floor still calls for care. Running a dehumidifier or keeping the door closed on muggy mornings helps too.

Can it be patched?

Usually not for long. If one section failed from bad prep or moisture, the rest of the floor was done the same way. The lasting fix is to grind the old coating off the whole floor and start over on bare concrete. Phil looks at failed floors in person so removal is included in the price. See the cost guide.

Frequently asked questions

Can you put a new coating over a peeling one?

No. A new coating over a failing one fails with it. The old coating gets ground off first.

Why did my DIY kit peel so fast?

Most kits are thin products applied over acid etched concrete with no moisture barrier. At the coast, slab moisture and hot tires both work against them, often within the first year.

Does a coating stop moisture coming up through the slab?

A moisture vapor barrier base coat is designed to hold it back so it does not reach the layers above. A standard coating is not, which is why the base coat matters on coastal slabs.

What is the white powder on my garage floor?

Usually efflorescence: salts carried up through the concrete by moisture and left behind when it evaporates. It is a sign the slab is pushing moisture.
