Island and mainland

Ocean Isle Beach was largely empty until Odell Williamson bought most of the island in the 1950s and developed it; the town incorporated in 1959 with him as its first mayor. Today the Odell Williamson Bridge carries the causeway over the Intracoastal Waterway, and the town reaches back onto the mainland around the causeway, near the Museum of Coastal Carolina.

That gives Ocean Isle two kinds of garage. On the island, it is usually a slab under a house on pilings. Away from the beach, more homes sit on a conventional slab with an attached garage, and those are treated like any coastal garage: ground, tested and sealed against moisture from below.

The garage under the house

In the highest risk coastal flood zones, flood rules require homes to stand on pilings with the lowest structure above the flood elevation, and the space underneath is limited to parking, storage and access. So a lot of island homes have a ground level garage or carport on a slab. That slab takes blowing rain, salt spray and puddles from wet cars, bikes and beach gear.

A ground and sealed floor hoses clean and dries fast, and Shark Bite non skid adds grip when it stays wet. It will not keep storm water out. Any enclosure below a raised home has its own rules, so the coating simply goes on the floor that is already there, without touching walls or vents.

Rentals and second homes

Plenty of Ocean Isle homes are vacation rentals or second homes. For a rental, a coated garage floor is quick to turn over between guests: sand sweeps up, and drips and spills wipe off.
